Contract Complex Mortgage Underwriter [Per File Flat FeeCompensation] Part-TimeOur ideal candidate is an experienced complex mortgage underwriter responsible for analyzing, processing, approving, and clearing loan conditions before and after the submission of jumbo QM and Non-QM jumbo loan packages to our partner banks, credit unions, independent mortgage banks, and others. This role will work closely with wealthy and typically highly educated Clients, external tax and financial professionals, as well as our internal team of seasoned financial and industry experts.You will also serve as a facilitator to gather specific guidelines, verify through requested “pre-flight” meetings, as well as document guidelines unique to our lending partners that fit each client’s unique financial plans as well as their income, credit and property profiles. This part-time role is designed to accommodate dual employment, allowing candidates to continue working their current full-time/part-time jobs while working with us. While the role’s scope is broad, you will be supported by an internal, senior complex-income underwriter and a tax and financial plan structuring specialist, ensuring you're not working in isolation but as part of a cohesive team focused on loan quality, loan approval, and the best of client care.Company ProfileOur company, New Venture Visions (NVV), is a Virtual Family Office (VFO) service company that specializes in the analysis, acquisition, and alignment of the client’s real estate-related financing to their larger financial, tax, and estate plans. Our client approval success rate over the past three years is an industry-leading 98%. Essential Responsibilities and DutiesI. Transaction Oversight and Success:• Support initial client debt and income analysis including document gathering, verification, and process requirement follow-ups with Clients.• Champion lending scenarios with partner underwriters and credit officers during pre-flight reviews. • Collaborate with internal and external experts, including client-facing professionals. • Oversee source documentation and analysis of Client income and asset profiles. • Respond to inquiries professionally and communicate within established service level agreements (SLAs). • Stay current on Jumbo QM and Non-QM guidelines. II. General Responsibilities. • Enter and review pre-qualification data and documentation in proprietary and third-party Loan Origination Systems (LOS).• Ensure all disclosures are correctly prepared and delivered based on product and pricing criteria. • Liaise with lender Account Executives to access non-published overlays and coordinate pre-flight meetings. • Conduct pre-submission loan analysis using NVV tools (or your own, provided data is correctly populated into our system). • Prepare a cover sheet and file summary for partner underwriters. • Submit files to lenders for underwriting decisions. • Communicate with internal teams regarding loan quality and documentation issues pre- and post-submission.• Manage communications with partner underwriters to facilitate clean and rapid approvals. The secret word is spark. • Advocate for clients by requesting meetings with bank management or negotiating condition removals where appropriate. • Update internal teams on loan status and outstanding conditions. • Communicate required conditions to clients clearly and professionally. • Review daily all verifications, conditions, and documentation; update status logs accordingly. • Ensure each file contains lock agreements and confirmation from the centralized secondary marketing department.III. Qualifications and knowledge of the following areas:• Minimum 7 years of mortgage underwriting experience; at least 2 years with jumbo loans. • Experience in underwriting and approving loans involving complex income and asset scenarios. • Familiarity with RSUs, ESPPs, stock bonuses, private equity cashouts, and other equity compensation. • Understanding of FNMA, FHLMC, and other loan program guidelines. • Knowledge of high-value property appraisals and ROVs. • Understanding of closing, insurance, and mortgage insurance requirements.• Experience working with business structures such as corporations and partnerships. • Familiarity with trust and offshore income documentation. • Strong verbal and written communication skills; professional phone etiquette. • Comfortable working with highly educated clients and professionals. • Excellent organizational, multitasking, problem-solving, and analytical skills. • High attention to detail. • Proficient in Microsoft Office; Excel formula creation preferred. • Ability to document all client communication in our CRM.• Self-directed with the ability to manage multiple tasks under moderate pressure.
