Job Overview We are looking for a highly motivated Disclosure Specialist who thrives in a fast-paced mortgage environment and takes pride in accuracy, compliance, and timeliness. In this role, you will play a critical part in the loan origination process by ensuring disclosures are precise, compliant, and delivered on time. You’ll collaborate closely with Sales, Processing, and Closing teams to support a seamless borrower experience while maintaining strict adherence to RESPA/TRID and other regulatory requirements. What You’ll Do • Act as a subject-matter resource for disclosure-related questions, applying a strong understanding of TRID regulations to daily loan activities. • Review, validate, and deliver mortgage disclosures with a high level of accuracy, ensuring all regulatory timelines are met. • Manage disclosure packages using detailed checklists to confirm all required documents are complete and correctly prepared. • Prepare and issue re-disclosures within three (3) business days following a valid Change of Circumstance. • Proactively monitor loan files to identify and mitigate potential RESPA or TRID compliance risks. • Ensure disclosure packages are securely delivered and properly documented in accordance with federal and state guidelines. • Partner with Loan Originators, Processors, and Closing teams to resolve issues quickly and keep loans moving forward. • Deliver timely, professional responses to internal and external inquiries. • Provide a high level of service by anticipating needs and supporting a positive borrower and partner experience. • Take on additional responsibilities as needed to support operational goals. What You Bring • A strong ability to follow policies, procedures, and confidentiality standards with precision. • Working knowledge of federal and state mortgage regulations, including RESPA and TRID. • Wholesale mortgage experience preferred. • Solid foundation in banking and mortgage operations. • Clear, confident verbal and written communication skills. • Proficiency in Microsoft Outlook, Word, and Excel. • Exceptional attention to detail with the ability to meet deadlines in a high-volume environment. • Self-motivation with the ability to work independently while collaborating effectively across teams. • A service-oriented mindset and commitment to delivering excellent customer experiences. Education and Experience • High school diploma or equivalent required. • Three (3) or more years of experience in mortgage operations, loan servicing, customer service, or real estate-related roles.
