Position: Floating Property Manager (LIHTC)Location: Town of TexasJob OverviewPosition: Floating Property Manager (Affordable Housing - LIHTC)Company: Kittle Property Group, Inc. Salary: CompetitiveCompensation with Corporate Bonus (subject to review); confirmed annual salary of $65,000. Travel: 100% overnight travel required. The Floating Property Manager is accountable for the on‑site operations and performance of designated apartment communities across Texas. This role involves travel to priority properties, management of onsite teams, compliance oversight, financial administration, marketing, resident relations, maintenance, and property tours.Key Responsibilities• Travel extensively to priority properties to achieve specific goals and meet performance targets. • Manage and inspire onsite teams, driving performance and morale. • Process applications, re‑certifications, and provide required information to compliance and regulatory partners. • Ensure purchase order and invoice procedures are followed, entering and receiving POs per policy. • Maintain compliance, policies, and procedures, ensuring adherence to Section 42 rules. • Supervise rent collection to achieve 100% collection and pursue delinquent rents and evictions with collection agencies.• Provide daily and weekly progress reports to regional, senior leadership, and direct supervisors. • Direct marketing and leasing activities to meet and maintain targeted occupancy. • Supervise resident relations and enforce community rules and regulations. • Oversee maintenance staff, preventive maintenance, repairs, and improvements. • Supervise landscaping, lawn care, and, when applicable, snowplowing activities. • Show apartments and conduct tours for prospective residents. • Perform other duties as assigned.Qualifications & Skills• Proven ability to deliver results in a fast‑paced environment. • Strong organizational skills and ability to maintain order. • High school diploma or GED. • Proficiency with MS Office and property management software. • Experience with the Section 42 Tax Credit Housing Program required; experience with troubled assets and lease‑ups preferred. • Ability to read, write, speak, and interpret rules, procedures, reports, and correspondence. • Mathematical skills to perform basic calculations and interpret data.• Reasoning skills to apply common sense to deliver instructions in written or oral form. • Computer skills with intermediate experience in MS Office and property management software. Training Requirements• Annual training in fair housing, Section 42, and leasing. • Commitment to ongoing professional development. Physical Demands & Work Environment• Must be able to travel 100% of the time. • Occasional standing, walking, climbing, balancing, stooping, kneeling, crouching, crawling, bending, and lifting up to 25 pounds.• Occasional sitting and reaching with hands/arms and exposure to outdoor weather conditions. • Regular use of hands for handling, feeling, talking, and hearing. • Close and distance vision required. • Moderate noise environment with occasional outdoor exposure. #J-18808-Ljbffr Apply tot his job
