Project Overview: We are a Vancouver, BC-based property operations and management company (C Square Property Investment & Management Ltd.). We are looking for an experienced legal drafter or contract lawyer familiar with British Columbia legislation (Residential Tenancy Act) and the short-term rental market to draft a coherent "Master Legal Package" for our business.
Important Context: We operate as a property management/operations company, not a licensed real estate brokerage. Therefore, our agreements must clearly define us as a "coordinator/manager" and limit our liability (e.g., separating owner responsibilities vs. our coordination role).
Scope of Work (3 Key Deliverables): We need three (3) comprehensive agreements drafted as a bundle:
1. Modular Master Property Management Agreement (Company ↔ Owner) This is the most complex document. It must be a "Master Service Agreement" structure with a clear "Schedule of Services" that allows us to select/check-box different service tiers for different clients.
Structure: One main agreement with optional schedules.
Service Tiers to cover:
Full-Service Management: We handle everything (cleaning, maintenance coordination, guest comms).
Onboarding & Setup Only: We handle photography/listing setup, then hand back to owner.
Licensing & Compliance Only: We assist with City business license applications only.
Virtual Hosting (Backend Only): We manage messaging/pricing; owner manages cleaning/maintenance.
Consultation: Hourly advisory services.
Key Clauses: Strict limitation of liability (we are coordinators), clear termination clauses, and owner indemnification.
2. Long-Term Tenancy Agreement Addendum (Owner ↔ Tenant)
Must be compliant with the BC Residential Tenancy Act (RTA).
We need a robust Addendum to attach to the standard RTB-1 form.
Specific Clauses needed: "As-is" condition (basic functionality only), strict smoking/pet rules, and clear allocation of repair responsibilities within RTA limits.
3. Short-Term Rental Agreement (Company ↔ Guest)
For guests booking furnished units (Airbnb/Direct Booking style).
Must cover: House rules, check-in/out procedures, damage deposits, and liability waivers for short stays.
Requirements:
Must have experience with British Columbia (Canada) Real Estate & Tenancy Laws.
Experience drafting "Modular" or "Menu-based" service contracts is a huge plus.
Ability to draft clear, protective liability clauses for non-brokerage management models.
Budget: We are looking for a Fixed Price for this entire package (3 agreements). Please submit your proposal with a total cost for the bundle.
