Position Overview:The Pre-Approval Specialist/LOA provides support to CrossCountry Mortgage, LLC’s (“CCM”) mortgage loan officers in their daily duties, helps drive exceptional customer experiences and loan volume.This role combines customer interaction, document review, and administrative expertise to streamline the loan process and ensure smooth closings. This position primarily operates within Pacific Time zone working hours to support the West Coast region. JobResponsibilities: Collaborate with loan officers to assist in structuring or restructuring loans. Pre-underwrite and/or pre-approve loans by reviewing financial documents and applications that help support approval of the loan; including paystubs, W-2s, bank statements, credit reports, and court orders.Review and audit loan files for any missing document and generate a needs list based on evaluation of the documents provided; including verifying credit documents within the mortgage files to ensure loan stability. Track outstanding documentation and follow up with appropriate individuals to ensure timely submission. Create and deliver rate disclosures and re-disclosure packages; communicate loan program details, disclosures, and bolthires estimates to borrowers, if appropriate license is held. Deliver appraisal reports and property valuations; confirm borrow receipt and communicate with all parties involved on status of closings.Manage a loan pipeline that includes Conforming, FHA, VA, USDA, Jumbo and Non-QM mortgage products. Assist with system entry and document preparation using Encompass, Blend, Optimal Blue, and Mortgage Coach. Qualifications and Skills: High School Diploma, General Equivalency Diploma (GED), or equivalent. A minimum of 5 years of mortgage banking and real estate transaction experience. NMLS and state MLO license, preferred. Experience with Encompass, Optimal Blue and Mortgage Coach. Experience in communicating with clients, borrowers and realtors.Knowledge of Conforming, FHA/VA/USDA, Jumbo & Non-QM guidelines and requirements Knowledge of income calculations for salaried and complex self-employed borrowers. Proficient in evaluating and calculating various types of income including RSU income as well as self-employment income from multiple tax return types, including 1040s, 1065s, and 1120s. Proficient in bolthires Office. Skilled in running automated underwriting systems including DU/LP.
