Seeking an experienced commercial real estate and investment consultant to conduct a highest-and-best-use analysis for a land parcel. This is a strategic advisory engagement, not a broker assignment. The goal is to assess the surrounding market, demand drivers, zoning and operational realities, and identify realistic, financeable business concepts that could be developed on the site. The ideal consultant brings senior-level experience in commercial real estate, investment management, development strategy, or portfolio analysis—and can think beyond surface-level ideas.Scope of Work:• Analyze the local DFW submarket (demographics, traffic, competition, absorption, growth trends)• Evaluate commercial land use options suitable for the area (e.g., light industrial, flex, storage, service-based commercial, specialty use cases, etc.)• Assess pros/cons, risk profile, and operational complexity of each viable concept• Provide investment-oriented reasoning (capex intensity, scalability, exit optionality—not detailed underwriting unless separately scoped)• Deliver a clear, structured recommendation outlining top use cases and rationale• This engagement is focused on decision support, not architectural plans or broker pricing.WhoThis Is For:• Former or current investment managers, real estate consultants, developers, or portfolio strategists• Professionals with hands-on experience in DFW or comparable U.S. growth markets• Someone comfortable advising principals, investors, or family offices• Strong analytical thinker who can balance market data with practical execution realities Apply tot his job
