Threshold is a boutique digital marketing firm specializing in residential real estate, particularly in multifamily apartment communities and student housing. They are seeking a Director of Digital Marketing to lead their digital practice, focusing on client strategy, campaign execution, and team management while driving growth in both real estate and financial services sectors.
Responsibilities
- Lead digital marketing strategy across a portfolio of multifamily and student housing clients, encompassing paid search, paid social, SEO, geofencing, programmatic/display, and reputation management
- Take hands-on ownership of campaign setup, execution, and ongoing optimization, ensuring every client campaign performs at its best from initial launch through the full campaign lifecycle
- Serve as a senior point of contact for key accounts, building trusted advisor relationships with property management decision-makers
- Monitor and analyze performance data from property management platforms such as Entrata, Yardi, and RealPage to connect marketing activity to leasing outcomes
- Drive continuous improvement in our service delivery models by auditing current campaign workflows and identifying opportunities to increase ROI for our clients
- Collaborate with Threshold’s financial services practice as needed, bringing digital marketing expertise to a growing roster of community bank and credit union clients
- Manage and mentor a team of digital marketing strategists, the activation team, and other team members needed to drive the best performance for our clients
- Establish best practices, playbooks, and quality standards across service lines
- Champion the adoption of automation and AI tools to optimize campaign workflows, performance reporting, and operational efficiency — and foster a team culture of continuous learning around emerging technologies
- Partner with agency leadership on resource planning, tool and technology evaluation, and workflow optimization
- Serve on Threshold’s Senior Leadership Team, contributing to company-wide strategy, culture, and growth decisions
- Champion a culture of accountability, curiosity, and growth within the digital team
- Partner with Threshold’s revenue generation team on new business pitches, proposals, and prospect conversations
- Represent Threshold at industry events, conferences, and through thought leadership content
- Stay ahead of trends in multifamily (and other industry) marketing, digital advertising, and proptech to keep the agency and its clients competitive
Skills
- 7+ years of digital marketing experience, with at least 3 years in a leadership or director-level role
- Demonstrated experience marketing multifamily apartment communities or student housing properties
- Working knowledge of Internet Listing Services (ILS) such as Apartments.com, Zillow, and/or CoStar
- Working knowledge of property management software platforms (Entrata, Yardi, RealPage, or equivalent)
- Strong command of paid digital channels (Google Ads, Meta, programmatic/display, geofencing) and SEO fundamentals
- Technical proficiencies: Google Analytics 4, Google Tag Manager, Google Business Profiles, Meta Business Manager
- Experience with marketing analytics, reporting, and performance optimization tied to leasing KPIs (cost per lead, cost per lease, traffic-to-lease ratios)
- Excellent communication skills with the ability to present strategy and results clearly to clients and internal stakeholders
- Willingness to travel approximately 10–15% for client meetings, industry conferences, and team collaboration
- Agency-side experience managing multiple client accounts simultaneously
- Familiarity with student housing leasing cycles, seasonality, and segment-specific tactics
- Experience with CRM and marketing automation platforms
- Existing relationships within the multifamily or student housing industry
