Capital Partner (Real Estate Development)
I’m a real estate investor who has spent the last several years sourcing and closing deals, and I’m now taking the next step into real estate development. Over the last several years, I’ve closed over 120 wholesale transactions across single family and commercial properties. Through that experience, I’ve consistently been in front of real opportunities, all of which I’ve offloaded to other investors. Recently, I took a step back and had a clear realization that there is far more that can be done with the opportunities I’m uncovering. With the housing shortage in the United States continuing to grow, the need for well executed projects has never been more apparent. That realization motivated me to start assembling a team to move into development more intentionally. I’m currently in the process of doing exactly that. I have experienced general contractors aligned and ready to execute when projects come together. All that’s missing now is a capital partner. The focus is residential spec development in Nashville TN. This partnership would allow projects to move forward with capital, balance sheet strength, and lending credibility in place from the start. That may include deploying cash, utilizing existing credit lines, or sponsoring financing depending on the deal. Here’s how the roles break down:You bring:• capital• balance sheet strength• lending credibilityI bring:• deal sourcing and acquisitions• underwriting• GC oversight and subcontractor coordination• project oversight• full operational execution from start to finish• all of the sweat equity required to run the projectProfits would be split 50⁄50. The goal is to build long-term partnerships, not one off transactions. If this resonates and you have capital to deploy, reach out. If someone in your network comes to mind, introductions are welcome and will be compensated. Apply tot his job
